The Selections appointment is the opportunity to select the finishes for your home. After your appointment, your selections paperwork will be sent to you via email and you will have one week to review your selections and make any changes to the paperwork.

Once this paperwork is complete, it is sent to our purchasing department and orders are placed. This means that once the paperwork has been signed, we cannot allow any changes for finishes as changes at this time will affect the closing date and could incur a re-design fee. (starting at $500+).

How to Make Your Home As Pet Friendly As Possible

Phelps homes are expertly designed to make the most of your space and create an open-concept, beautiful home for you to enjoy.

Custom changes to the home can be discussed with your Design Consultant on the availability and the best possible uses of the space. Custom changes must be discussed with your Design Consultant at the very first meeting, and will then be reviewed by our Construction Team for availability and pricing. They may also affect your closing date.

An 'Options' catalogue is made for each community with the available layout and structural changes. If you have not received your copy, please let us know and we will send one right away.

Changes cannot be made to the exterior of the home as the home has been designed to match the rest of the community and to abide by Municipal requirements and Codes.

For Townhomes, exteriors are pre-selected for the community to have a cohesive aesthetic. Exterior changes cannot be made on Townhomes.

For Detached Homes, your exterior colour palette will be chosen at the point of sale and included in your Agreement of Purchase and Sale. After that, changes cannot be made as our communities are designed with restrictions on what adjacent homes can look like. Once you have selected your exterior, your neighbor will have purchased and selected based on your home- therefore no changes can be made past the point of Sale.

We know it is sometimes hard to contain your excitement when it comes to purchasing a home; especially a new construction home!

However, visiting an active construction site without be accompanied by a Phelps Homes staff member poses many safety risks. We ask that, unless you have a scheduled appointment to do so, you refrain from visiting the site.

In addition, there are specific health & safety protocols in place to ensure the safety of our tradespeople, staff, and homeowners on occupied sites. Any unauthorized visits to site are in breach of our current COVID-19 Health & Safety protocol.
