As a precaution to the risks associated with COVID-19, we are no longer conducting Framewalks or Pre-Delivery Inspections with homeowners.

The Framewalk, the corresponding work associated on-site, and PDIs will still be conducted, but will take place with only your Build Care Representative in attendance. These steps are solely precautionary and will not impact the construction process.

Your Build Care Representative will conduct and document the Framewalk/PDI, and will send you a copy electronically.

In addition, photos of your home will be taken and sent to you via email.

The PDI provides an opportunity to record your home's condition before you move in.

What is a PDI and What Should I Look For

Phelps Homes' process will be impacted if the day-to-day of the business changes. Once our operations are limited, we are obligated to send you a First Notice of Unavoidable Delay to notify you that there may be changes to your closing date.

Some of the ways operations can be impacted are by:

• Ministry of Labour
• Provincial & Municipal legislation
• Required health & safety practices

Once the impact has been determined by Phelps Homes, we will submit a Second Notice of Unavoidable Delay which will include your revised firm closing date.

We know it is sometimes hard to contain your excitement when it comes to purchasing a home; especially a new construction home!

However, visiting an active construction site without be accompanied by a Phelps Homes staff member poses many safety risks. We ask that, unless you have a scheduled appointment to do so, you refrain from visiting the site.

In addition, there are specific health & safety protocols in place to ensure the safety of our tradespeople, staff, and homeowners on occupied sites. Any unauthorized visits to site are in breach of our current COVID-19 Health & Safety protocol.

Once you have received the update and photos from your PDI, your focus is your upcoming Moving Day!
